simply by faxing or emailing
a note stating "I want to
cancel the listing". It's
that simple! The
cancellation becomes
effective 24 hours after
required notice. However,
please allow 5 business days
to have the sign removed and
the listing withdrawn from
the MLS and the internet.

If we list with you, will we be on
the Multiple Listing Service (MLS)?
YES! Any agent who does not place your
home on MLS is doing you a huge
disservice. With thousands of agents in
the Sacramento Region, it is important
to tap into that agent base of buyers.
How long does it take to get my home
on the market?
Once I have a signed listing agreement,
I can have your home on the market
within 24 hours. However, it usually
takes a day or two for the sign company
to professionally install the sign.
Can I save more money if I buy and
sell through you?
Absolutely! If you are selling
more than one house or plan to both sell
and buy (new or resale) ask me what I
would charge in that situation.
How do you set the price for my home?
I will meet with you to review a
complete a market analysis of your home,
evaluate supply and demand for the area,
and examine property condition. At that
point, I can guide you to the correct
range of pricing.
What if my plans change and I don't
need or want to sell my house?
You may cancel your listing at anytime,
before it's sold and as long as your not
in contract with any buyers. There is no charge and
no hard feelings.
Will you make a flyer for my house?
Yes. I prepare high quality,
multiple photo, full color flyer on your
home.
Can I have my sign as well as
yours on the property?
The only marketing right you give up
when you list with me is your own for
sale sign. Having another sign, besides
a sign provided by me (John Leonardi),
could potentially interfere with agent
showings and in order to comply with
REALTOR rules and my employing Brokerage, we can only
have one sign on the property that I
provide.
"I've heard that some
companies will advertise a
"Flat-Fee", then, later in the
listing term charge for other
things?"
Unfortunately, there are some
"Discount" real estate companies
that have very misleading
advertisements. With my listing program,
there are NO Additional
Fee's that will surprise you
later in the listing term.
If I list with you, can I
still run an ad in the paper or
hold an Open House?
Yes. The ONLY marketing right
you give up when you list with
me is your personal yard sign
and open house signs.
PRO's & CON's of Selling your
home FSBO (For Sale By Owner):
Selling a Home can be many
different things to many
different people. From personal
properties to inherited
properties, every home seller
definitely has a little bit of
work, time and effort ahead of
them.
Statistics do show that the vast
majority of homes that are sold
are done so through a Real
Estate Broker in some form or
fashion. Of course there are
still a good number of
transactions that are done
privately between buyer and
seller only. There are some
definite pro's to being able
sell your home without a Realtor
and the mass majority of them
are the money you save paying
the commission. Beyond that I
cannot think of any other pro's
to Selling a Home without
Representation.
Definitely
put a For Sale By Owner sign in
your front yard and just see for
a week or two. Especially if you
are in a hot area. Realistically
there are not that many markets
out there that are like this as
of right now. After a couple of
weeks you will find you get a
good number of people who are
"just looking" and many times
when you actually get showings
they are going to tell you they
love it only not to ever call
you again. Below you will find
some things to consider when
selling your home.
1)
Non-honest feedback. When
showing buyers a home where the
seller is present I can
immediately see that they buyer
is apprehensive about being
honest and verbal about the
dislikes of the house. I can
only imagine that when you
personally show your home to
some one they are going to be
apprehensive to let you know
their true thoughts. Realtors
about 50% of the time provide
feedback on the home and when
you do it will normally be
honest. An experienced Realtor
should easily be able come to
your home and be honest about
the condition and the market and
help you achieve your goal.
2)
Pricing. Sitting down
with a Realtor is really the
best way to get an idea of what
homes are selling for in the
area. Trusting what neighbors
say or what the tax rolls say
that your home is worth are not
always fool proof methods of
pricing, and many times can be a
huge mistake for perspective
home sellers. Especially in
older neighborhoods where the
updates and upgrades can vary
widely from home to home.
3)
Marketing. Any
experienced Realtor should be
able to come into your home and
let you know exactly where you
stand against the competition.
Today's Realtor in my opinion
has to be all about the
internet, as most studies show
that upwards of 95% of people go
straight to the internet when
looking for homes to buy. A good
Realtor will market your home on
the Web in a viral manner. This
basically means that if someone
is searching on practically any
website for Real Estate and and
are looking for a home that
matches your criteria they will
find your home and all the
information about it.
4)
Negotiations. An
experienced Realtor will guide
you through negotiations and
provide a level of distance
between buyer and seller that
keep emotions out of it and also
keep all obligations documented
and on track.
These are just the bare basics
to selling your home
on-your-own.
Experienced Realtors are
up-to-date on all necessary
inspections and disclosures,
title, escrow, local, state and
government regulations.
